Like an automobile, HVAC systems over time will malfunction. It wouldn’t be prudent to drive a car without changing the oil for 20,000 miles. The same principal rings true for your heating and cooling systems. Regular preventative maintenance can help you avoid untimely trouble and low performance. It can help control your energy bill from getting out of control and helps avoid system failure in severe weather.

Why preventative maintenance? Per the U.S. Department of Energy, “Heating and cooling account for about 56% of the energy use in a typical U.S. home, making them among the largest energy expenses. Regular maintenance of the HVAC system components is required to enable the system to function effectively and efficiently. Keeping the air filter clean can lower your air conditioner’s energy consumption by 5-15%”.

Preventative maintenance refers to regular, routine maintenance to help keep equipment up and running, helping prevent unplanned downtime and expensive costs from unanticipated equipment failure. Regular inspections can allow problems to be detected and corrected ahead of time and includes things such as: cleaning, lubrication, adjustments, repairs, inspecting and replacing suspect parts. Most manufacturers recommend annual maintenance on heating and cooling equipment to help prevent potential service problems. Our Preventative Maintenance Program includes inspection of heating and cooling equipment as well as add-on accessories, such as fireplaces, humidifiers, water heaters, etc.


What should you expect with our program?
We will contact you to arrange a convenient time to have the services performed. We are generally able to start spring air conditioning checks on a limited basis in mid-April. Optimum outdoor temperature needs to reach 60º to ensure we are able to get an accurate refrigerant reading. Due to the number of customers on the program, maintenance checks generally run through June. Fall heating checks generally begin in the month of September and run through October/November. Our professionals complete a 50+ point inspection checklist detailing what was checked during the service and system parameter readings, where applicable. You will be left a copy of this checklist, which will also serve as your invoice for the service.

How long should the checks take?
Standard equipment checks should take approximately 45-60 minutes. (Accessory checks generally take approximately 30-45 minutes each.) This service is a basic safety inspection of your system. If the service technician encounters a part that appears to be weak/defective or if the unit requires additional time for more in depth cleaning, he will discuss options with you ahead of time.
